Sun Ridge Ranches Subdivision, planned for southeast
Nephi, was given conditional approval on Tuesday at Nephi
City Council meeting.
The city planning commission had already given approval
to the project.
There are 19 building lots planned, each of them
approximately one acre.
The homes are planned to front the Turkey Hill Road with
a road coming in from 400 East and traveling through the
subdivision to connect with an existing road at 1200
South.
"The property is located between Turkey Hill Road on the
east and Verl Wilkey's shed on the south," said Barbara
Painter, realtor. On the north, the subdivision will begin
at 700 South.
Stan Gleave, who was making the proposal, along with
Realtors from the Success Team, presented the plan to the
city council hoping for final approval of the project.
Another inner-subdivision road, which will end in a cul
de sac, will come from the connecting road bi-secting the
subdivision and connect it with the mid-subdivision
properties. That road will lead east and stop just short of
Turkey Hill Road.
"Our prices for lots will include all city services,
water, power, sewer, phone and cable television," said
Gleave. "The lots are located in the area of the city where
they are approved for animal rights."
The developer, who makes his home in Richfield, said
plans for the subdivision would include all property
developments, including a 60-foot right-of-way for the
roadways.
All Nephi City subdivisions are required to include curb
and gutter.
"We had planned to complete the roadway with black top,"
said Gleave, "but if curb and gutter is required along 1200
South, the roadway will only be finished along the
development."
The developer will work closely with city staff in
completing the plans for the subdivision to meet city
specifications. Once all requirements are met, the
subdivision will qualify for final approval from the
council.
