This year there were only 12 building permits for new home construction issued.
Ten of those permits were issued for the south end of the community.
“The permits have been separated into groups,” said McKnight.
In addition to the new residential permits, there were permits for fences, sheds, garages and remodeling.
The figure also does not include commercial building permits.
“These are permits issued for single family homes,” said McKnight. “This is the fewest number of permits issued in the past 16 years.”
In fact, when the rest of the work in assembling records is done, this might be the lowest number of new home construction permits issued in many more years than that.
There were approximately 30 permits issued last year.
“This is consistent with what is happening in the rest of the state,” said McKnight.
It is also consistent with what is happening nationwide.
According to the latest statistics of the U.S. Census Bureau and the Department of Housing and Urban Development, who jointly announced the following new residential construction statistics for November 2008, the new home construction trend is down nationwide.
Nationally, privately-owned housing units authorized by building permits in November were at a seasonally adjusted annual rate of 616,000.
This is 15.6 percent below the revised October rate of 730,000 and is 48.1 percent below the revised November 2007 estimate of 1,187,000.
Single-family authorizations in November were at a rate of 412,000; this is 12.3 percent below the October figure of 470,000.
Single-family housing starts in November were at a rate of 441,000; this is 16.9 percent below the October figure of 531,000.
Privately-owned housing completions in November were at a seasonally adjusted annual rate of 1,084,000. This is 3.3 percent above the revised October estimate of 1,049,000, but is 22.8 percent below the revised November 2007 rate of 1,404,000.
Single-family housing completions in November were at a rate of 760,000; this is 0.9 percent above the October figure of 753,000.
The Census Bureau indicated that interpreting changes in the statistics in this release often show movements which may be irregular. It may take three months to establish an underlying trend for building permit authorizations, four months for total starts, and five months for total completions.
“In Nephi, building permits expire in less than one year from date of receipt,” said McKnight.
Some building permits expire without a builder actually beginning the project. On the other hand, the permit might be purchased this year and the project begun next year, depending on the purchase date of the permit.
“If a building permit expires, then the homeowner would need to apply for another permit before the project could begin,” said McKnight.
