There will be no subdivisions allowed west of the tracks in Mona.
Jay Garlick approached the city planning commission to find out what the steps would be to have property west of the tracks rezoned to residential rather than the agricultural use it is now zoned for.
Lynn Ingram, planning commission chairman, said that he reported that the city did not want subdivisions in that location.
"It is a floodplain," said Jeff Hearty, council member.
He said that the dam which kept the water of Mona Reservoir back had a crest of 42.87 feet.
A floodplain is an area of land adjacent to a creek, stream or river that experiences flooding during periods of high discharge.
Mayor Greg Newton said he had seen that area at times in the past when the area was underwater.
Ingram said he thought that the county might have zoned that area as industrial but the city had determined not to allow homes or subdivisions to be built there.
A road leads from Mona, past the reservoir to Goshen Canyon.
"I don't think we should rezone that area," said Newton.
Hearty said that the council could invite Garlick in to discuss his plans but they would have to tell him that the area was in a floodplain.
The city would not recommend rezoning the area in question and are not interested in having residences built there. There would be years when the water might be high and others when homes would be underwater.
Ingram said that the planning commission was not recommending a zone change.
