Two sub-dividers proposed plans to Nephi City Council for
approval for subdivision projects inside city limits.
Stan Gleave and David Hardy discussed plans for two
separate subdivisions with the council at Tuesday's
meeting.
"I am seeking preliminary approval for a large-lot
subdivision to be constructed at approximately 400 East and
1275 South," said Gleave.
The subdivision will be known as the Sun Ridge Ranches
Subdivision. Large lot subdivisions are another approved
land use in the list of categories allowed in the city
subdivision ordinance. As the category implies, lots in
these subdivisions include more acreage than the lots in a
regular subdivision.
"The planning commission has previously given
preliminary approval for the project," said Randy McKnight,
city administrator
Council member Jim Wilkey made the motion to grant
preliminary approval for the project subject to the
condition that the city staff verify that all requirements
of the subdivision ordinance have been met.
"I am ready to receive approval for the final plats
for South Towne Estates Subdivision," said Hardy. Plats F
and G are the end of the project in the subdivision
development also located in Southeast Nephi.
The previous plats, A through E, have been prepared
for building, said Hardy. Improvements are all in
place&emdash;curb and gutter, electric, water and gas
utilities&emdash;and several homes have been
constructed.
Council members approved the overall project sometime
ago. The project was to be completed in stages, said
McKnight.
Approval for the final phase was given conditionally
upon verification by city staff members that all
requirements of the subdivision ordinance had been met.
