ORDINANCE NUMBER 12/18/2002 AN ORDINANCE AMENDING THE
JUAB COUNTY ZONING ORDINANCE. WHEREAS, as a result of
increased interest and pressure and a determination that
certain provisions of the Juab County Zoning Ordinance
needed clarification and that a change in Outdoor
Advertising Regulations was necessary, certain minor
revisions have been made to the Juab County Zoning
Ordinance. WHEREAS, the planning commission has proposed
these clarifications and minor revisions and the Juab
County Commission has held the required public hearing
after the required notice, and WHEREAS, the Board of
County Commissioners has determined that the proposed
revisions are in the best interests of Juab County and
the health, safety and general welfare of its citizens to
adopt these revisions to the Juab County Zoning
Ordinance; NOW, THEREFORE, the County Legislative Body of
the County of Juab, the State of Utah ordains as follows:
Section 1. That Juab County Zoning Ordinance, 12-1-1502,
subsection (a), be amended to read as follows: (a)
Application. Application for a Conditional Use Permit
shall be made to the Administrator by the property owner
or shall be accompanied by a notarized letter from the
property owner giving the applicant the right to apply
for said permit Section 2. That Juab County Zoning
Ordinance, 12-1-1506, subsection 2, paragraph b, be
amended to read as follows: B. A wastewater disposal
system approved by the appropriate health department.
Section 3. That Juab County Zoning Ordinance, 12-1-1507,
subsection 1, be amended to read as follows: 1. All
appeals from decisions of the Planning Commission
regarding conditional use permits shall be heard and
decided by the Legislative Body. Said appeals shall be
filed with the Juab County Clerk within 30 days of the
approval or denial of the Conditional Use Permit by the
Planning Commission. Said appeal is barred if filed more
than 30 days after the Planning Commission has made its
final decision. Section 4. That Juab County Zoning
Ordinance, 12-1-2207, subsection 6, relating to Outdoor
Advertising Signs (Billboard), be deleted in its
entirety. Section 5. The Juab Zoning Subdivision
Ordinance (as amended), now consisting of a total of 168
pages which has been published as a code in book form,
three copies of which have been filed for use and
examination by the public in the office of the clerk of
Juab County, Utah, is hereby adopted by Juab County as
the Juab County Zoning Ordinance, as if fully and
completely set out in this ordinance. Section 6. This
Ordinance shall take effect as allowed by state law.

PUBLIC HEARING The Nephi City Council will hold a public
hearing on Tuesday, January 7, 2003 at 7:00 pm at city
hall. The purpose of the hearing is to receive public
comment on the potential change of zoning, from R1-H to
R2-8, for property between approximately 125 West to 300
West, from approximately 1000 North to 900 North. Among
the uses allowed in the R1-H zoning district are
single-family dwellings on one-acre and larger lots.
Among the uses allowed in the R2-8 zoning district are
single-family dwellings on 8,000 square feet and larger
lots, as well as two-family and three-family dwellings
