By Myrna Trauntvein Maverik Adventure’s First Stop has received approval and will begin construction across from Flying J in south Nephi along Main Street. The planning commission approved the plan at their last meeting and Seth Atkinson, city administrator, made the information available in his weekly report. “A site plan was submitted to the Nephi City Planning Commission for a Maverick gas station located on the south end of the city, near the freeway exit/entrance,” said Atkinson. “Maverick has also submitted a traffic study, a sign plan, survey and building elevations.” In reviewing the submitted site plan, the Development Review Committee (DRC) made a few suggestions on the location of utilities. The DRC recommended that the utilities be connected from behind the property rather than across the highway. “This will be more cost effective and eliminate the need for a plan to be submitted for the highway bore,” he said. “In addition, the developer will install utilities across the frontage of the development to accommodate future development to the north.” The traffic impact study found adequate capacity on the highway to accommodate the development. Landscaping submissions also met the city’s code, including trees for the adjacent arterial road. Three items of concern that needed to be addressed by the developer before full recommendation from the DRC could be made were: 1) the sign plan meeting the current code; and 2) submitting a lighting plan for the parking area; and 3) obtaining approval for the access road along the southern boundary of the property. “The developers have submitted a revised sign plan showing a sign that complies with the current code as well as a lighting plan for the parking area,” said Atkinson. In addition, the developer has created a boundary adjustment plat that shows the access road on the south side of the development. This plat will need to be signed by the owner of the property on the south side. |
