Several subdivision projects in Nephi are underway,
some are a continuation of projects begun earlier, and
others are new projects.
Randy McKnight, city administrator, told the council
that all streets in subdivisions are dedicated to the city
and all are maintained, once they are completed by the
subdivider, by the city.
Garbage collection is also a city job that is done by
city crews.
"The six subdivisions in the city have, generally,
been moving along well," he said.
At South Towne Estates, in southeast Nephi, the street
and drainage work for the final phase of the subdivision are
nearly done. When that is complete and the street surfacing
is laid, building permits can be issued.
Lynnwood Subdivision, located in northeast Nephi naear
the high school, has completed the first phase and has a
warrantee bond on the next phase.
Hunter's Meadow subdivision, in northeast Nephi across
from the new hospital, is ready for Plat C, which consists
of four commercial lots to be built along Old Highway 91
which is also Nephi's Main Street.
The four commercial pads, said McKnight, will need to
address parking issues before individual construction can
take place. The developer has worked with the city to
receive approval for the project.
Off the street parking will need to be provided at
each location, according to Utah Department of
Transportation (UDOT) requirements. All new projects, such
as the this, like the city's grocery store, will need to
provide parking space for patrons which is not on the
street.
Plat B, is the next series of residential lots in the
subdivision.
Lots are now being sold along 1400 South, said
McKnight. Construction there can begin.
Sunrise Ranches has a warrantee bond on the
subdivision proposed for southeast Nephi.
Red Cliff Estates are now putting in a sewer system
for the lots which will be located there. The subdivision,
on the south of Nephi, can accommodate 14 new homes.
The sixth subdivision, also located on the south side
of the community, has received preliminary work in the
process of readying the site for future construction.
