Red Cliff Estates received conditional approval for
the final plat of the subdivision to be constructed in
southeast Nephi to the east of Flying J.
Randy McKnight, city administrator, told council
members they could give the subdivision developers, Chris
Wall and Tyler Cowan, final plat approval for the
subdivision conditional on whether the city staff verify
compliance with all requirements of the subdivision
ordinance.
"The planning commission has also given conditional
approval depending on the developers meeting the city
requirements to the satisfaction of the city staff," said
McKnight.
Brett Ludlow, city engineer, said that the developers
had determined to put a knuckle rather than a "T" turn at
the end of the street so that it would not be a dead end.
The knuckle would allow the garbage truck and other
maintenance vehicles to make a turn at the end of the
subdivision.
Another subdivision, located in the same area, can
then tie into the road just as they would do with a "T"
street end.
"A knuckle fits better in that location," said Ludlow.
If later developments want to tie into the roadway, they
will have that ability. A knuckle will provide the necessary
design for a future tie-in of roads so that the streets will
match in the long run.
Cowan said the development would have 14 homes.
"We will put down road base on the street,
temporarily," said Cowan.
